Rubix was appointed by Blackrock to relet Saffron Studio, a 12,263 sq. ft self-contained workspace located within Saffron House in the heart of Farringdon. The instruction focused on revitalising the building’s market presence and elevating its appeal to creative, design, and media occupiers seeking a new HQ in one of London’s most vibrant office locations. The open-plan space, with street frontage made it the perfect space for a creative or retail tenant.
With that in mind, Rubix carried out a detailed review of the existing layout, specification, and market positioning to ensure the space met the expectations and needs of a design-conscious tenant. We advised on strategic remodelling, enhancing the building’s flexibility while highlighting and celebrating its industrial character and natural light. Design input included new end-of-trip facilities and a high-quality Cat A refurbishment of the rear Ground accommodation, creating an ideal showroom space and a collaborative working environment.
The refreshed workspace captured the attention of Material Source, a leading creative incubator for the built environment seeking a London base that reflected their brand identity and aesthetic. The space provided the perfect combination of functionality, design quality, and location, resulting in a long-term lease that will allow them to grow their London presence.
