Rubix advised RE Capital on the redevelopment and leasing strategy for Goat Yard, a characterful former warehouse in Shad Thames. Just moments from London Bridge Station and overlooking the Thames, Shad Thames is one of London’s most distinctive riverside neighbourhoods, defined by its cobbled streets, iron bridges and 19th-century industrial architecture.

From the earliest design stages, Rubix worked closely with the client and project team to ensure the right product was delivered to market. The redevelopment balanced the integrity of the original structure with the expectations of modern occupiers. This included introducing a generous reception area, a roof terrace with panoramic views, and best-in-class end-of-trip facilities, all while preserving the building’s spectacular warehouse character.

To bring the scheme to market, Rubix delivered a comprehensive marketing campaign built around the building’s unique identity. Our advice focused on targeted investment in features that would enhance leasing success and tenant appeal. Smart building technology and sustainable upgrades were implemented, alongside a partial CAT B fit out to showcase how the space could work for different occupiers.

We developed a distinct brand identity for the building, hosted a launch event for agents, and ran a targeted campaign focused on local creative and tech occupiers who value authenticity, character, and proximity to London Bridge.

The results spoke for themselves. Rubix pre-let over half the building before completion, including securing a leading cybersecurity company for their new global headquarters. Further deals quickly followed before the client successfully exited the investment.
