Rubix were appointed by SE Land to advise on a 16,400 sq ft office building. At purchase, the property had 8,000 sq ft of vacant second-hand space, resulting in high voids and reduced rental income. The landlord’s key objective was to lease the remaining space quickly while elevating the building’s profile within the South Bank market.
A particular challenge lay in the 5,500 sq ft across the ground and lower ground floors, which were less desirable due to layout and limited natural light. To address these challenges, SE Land undertook a comprehensive refurbishment, upgrading all vacant areas to Cat A+ specification. This ensured the space met modern occupier standards with fitted layouts and plug-and-play options, attracting tenants seeking flexible, move-in-ready accommodation. Rubix targeted creative, tech, and sustainability-focused businesses, as well as regional companies expanding into London, who valued adaptable workspace solutions.
Using our market insight and network, Rubix engaged with a climate-focused AI company reviewing multiple London locations. Their need for flexible team distribution, a large “town hall” area, and space to grow aligned perfectly with the character of the ground and lower ground floors.
Additionally, the smaller unit achieved a two-month void from PC before being leased to a food and beverage occupier establishing their London HQ. Rubix worked closely with the tenant to tailor the layout, combining workspace with a tasting room to reflect their operational needs.
Rubix’s proactive approach reduced void periods, attracted high-quality occupiers, and delivered strong rental performance for SE Land in one of London’s most dynamic office submarkets.
