Cannongate House is a 16,600 sq ft office building in the heart of the City of London that Rubix were appointed on by Gilbrook Holdings, to deliver a leasing strategy that would reposition the building and attract quality occupiers in a highly competitive market.
The building, arranged over six floors, in second-hand condition and required careful repositioning to meet the expectations of modern tenants. Our leasing team worked closely with the client and architects Piercy & Co to ensure the refurbishment aligned with occupier demand and supported long-term performance.
From the outset, our focus was on how design decisions would translate into leasing success. We advised on the specification of key upgrades that would strengthen the building’s marketability, including a reimagined reception, new end-of-trip facilities, and a fitted show floor to help tenants visualise the potential of the upper levels.
Once refurbishment works were underway, Rubix led the marketing and leasing campaign, targeting a diverse mix of City occupiers seeking high-quality, well-connected workspace. Our strategy highlighted the building’s central location, flexible floorplates, and improved amenity offer, all of which resonated strongly with tenants looking to encourage office attendance and collaboration.
The campaign achieved exceptional results. Rubix completed four lettings in quick succession, securing long-term commitments from a range of occupiers and delivering strong rental performance. Cannongate House now stands as a leading example of how a leasing-focused approach can elevate a building’s profile, enhance value, and drive sustained occupancy.
