Rubix was appointed as third agent on The Coade, a prominent office building in London’s South Bank, to bring fresh eyes to the space and implement our direct targeting strategies to marry tenant and space alongside the existing leasing team.
Rubix conducted a detailed review of the current leasing strategy, identifying opportunities to reach creative, professional, and growing occupiers seeking flexible and design-led office space. Through our AI initiatives, targeted marketing, refreshed positioning, and leveraging our London-wide occupier network and insights we brought new energy and momentum to The Coade. The space itself is a brand-new build, with state-of-the-art amenity, BREAMM ‘Excellency’ and significant shared spaces such as reception and shared and private terraces. With highly efficient, well-planned floorplates, the product and offering are substantial, the challenge Rubix found lay in the visibility.
In close collaboration with our joint agents, these efforts translated into three consecutive leasing transactions, reducing the building’s vacancy rate by approximately 30% within a matter of months. This success highlighted the impact of combining local market expertise with strategic leasing execution.
