Rubix were appointed to lease 2 Soho Square, a comprehensively refurbished, self-contained period townhouse in the heart of Soho. Prior to our instruction, the building had experienced a prolonged marketing void, as occupiers increasingly sought single-floor layouts to support collaboration and team interaction. Our brief was to reposition the asset and reintroduce it to the market with a refined leasing strategy.
To overcome challenges around the building’s layout, Rubix developed high-quality CAT B CGIs that demonstrated how the townhouse could be adapted for modern occupational needs. This visual strategy reframed the property’s traditional design as a differentiator within a market dominated by uniform, contemporary offices. Complementing this, we worked with a specialist marketing agency to create distinctive, design-led collateral that highlighted the building’s key features and its prime position overlooking Soho Square.
This targeted approach generated strong interest from occupiers seeking a high-profile Soho address. The space was ultimately leased to a venture capital firm establishing a London presence. They were attracted to the building’s period charm, distinctive character and authentic London identity, all of which set it apart from conventional office offerings. Its proximity to Oxford Street, Charing Cross Road and Soho’s renowned amenities further reinforced its appeal as a well-connected and prestigious workplace destination.
