Rubix was appointed by AM Alpha on the comprehensive refurbishment and leasing strategy for 21 Great Winchester Street in the City of London. Ideally located between the financial heart of the Square Mile and the creative energy of Shoreditch, the building was perfectly placed to attract both traditional City firms and emerging tech and media occupiers.
Working alongside world-renowned architects Buckley Gray Yeoman, Rubix helped reimagine the arrival experience to deliver a premium, design-led environment from the moment visitors entered the building. Our team also advised on several speculative fit outs, ensuring each one maximised value for the client while meeting market expectations for modern, flexible workspace. As part of the strategy, we conducted in-depth tours of competing buildings to benchmark quality, amenities, and pricing across the City core and fringe and identified where 21 Great Winchester Street could outperform.
The results exceeded expectations. Six leases were completed across the building, outperforming the business plan on rent and incentives. Through a carefully curated marketing campaign and a strong digital presence, Rubix generated significant interest from a diverse occupier base. The tenants represented a range of industries, from finance to creative services, demonstrating the building’s broad market appeal. Notably, two deals originated directly from Rubix’s online marketing channels, underlining the strength of our data-led approach.
