Rubix is advising a private landlord on the redevelopment and leasing of Soho & Dean, a 10,000 sq ft office scheme located in the heart of one of London’s most vibrant commercial districts. The building is scheduled to reach practical completion in Q1 2026 and will deliver best-in-class office accommodation designed to meet the evolving expectations of modern occupiers.
The scheme will feature rooftop terrace, a lower-ground floor gym, and high-quality end-of-journey facilities, including generous bike storage and changing rooms. Market response has been strong, with significant interest already received ahead of completion and there is strong interest in majority of the space being pre-let. Rubix is acting as sole agent.
Alongside this, Rubix has been appointed to advise on the leasing and repositioning of a 25,000 sq ft office building on Pall Mall, due to complete in 2027. The scheme will provide prime St James’s office space, with efficient floor plates of approximately 3,000 sq ft, complemented by a comprehensive refurbishment of the building’s common areas.
Plans include a redesigned reception and the introduction of more than 2,000 sq ft of enhanced communal amenity, incorporating a business lounge and an auditorium-style event space, reflecting the growing demand for flexible, shared environments within workplace buildings.
